Here Are Answers to Some of Our Most Asked Questions: Question: Do I have to have an inspection if I am a buyer or seller, and who pays? Answer: If a piece of real property is trading ownership, it must be inspected. The decision as to who orders and pays for it is entirely between the buyer and seller. There are just a few instances where a property is advertised "as is" where an inspection might not be required, however, a concerned buyer, mortgage company or sometimes the buyer's insurance company might require one as part of a requirement they have. Question: What's the process in having an inspection done? Answer: It's quite easy actually...Call and make an appointment (in most cases, an inspection can be done the same day). We'll come out and meet either the buyer, seller or realtor on site. (Please make sure the electricity, gas and water are on, or an inspection cannot take place). The inspection ususally takes 2 - 3 hours. Once complete, the inspector will enter the data into a laptop computer and assemble a completed report on site. Question: What if the inspector finds something wrong with the home? Answer: All homes (even new construction) have problems. Every problem has a solution. Solutions vary from a simple fix of the component to adjusting the purchase price but having a home inspection allows the problem to be addressed before the sale closes.
